A cold, damp  50 sq.m cottage/90 sq.m site in central Wellington had been neglected and required complete refurbishment.

Two small dark rooms are combined and the ceiling removed to give a combined kitchen, dining, living area with a generous feel and plenty of natural light.

Mobile kitchen joinery units make the space adaptable.

A mezzanine sleeping loft and storage area is built above the kitchen and  is accessed by a moveable ladder.

Careful consideration of storage requirements for all rooms resulted in plenty of built in storage.

At the rear the living space opens to a surprisingly private courtyard for such a small site, which catches the late afternoon sun.
